Villa 112 is a beautiful boutique villa set in its own 100-acre tea estate, around an hour north-east of Kandy, in the heart of Sri Lanka’s Cultural Triangle. The estate boasts stunning waterfalls and far reaching views up to and across the Knuckles Mountains, not to mention around 60 acres of lush tea fields, plucked each day. Even though the villa has a modern touch, it very much retains its 1930s planter’s heritage. The owner is usually at the estate on weekends and Chandima or Max will be there any other time.
All the rooms at the house are unique. Most have some private outdoor space but, with the villa feeling more like a lovely private home than large hotel, you are rarely left craving a bit of privacy.
Each of the villa’s 6 bedrooms are unique. All have large four-poster beds, with great mattresses, toppers, and duvets, as in the evenings it can get chilly.
It offers cosy doubles, a very large suite and a great ‘Family Room’ perfect for 3-5 people.
Two of the doubles join neatly to make another good family option.
DOUBLE ROOMS: The Villa has four double bedrooms. All are en-suite and located within the main house.
THE SUITE: The Villa Suite offers a large sitting room and a separate bedroom. It has walk-in storage space and bathroom marginally larger than that with other rooms. Can add an extra bed on extra cost if needed.
FAMILY ROOM: A large double bed and two antique singles. Can fit an extra single or cot if needed.
SINGLE ROOM: The single room is a standard double room but priced for a single person. It comes with double bed, ensuite bathroom and plenty of storage space.

Reggie, the house’s wonderful Kandyan chef, produces great food, both western and Sri Lankan. The food might not be a Michelin-star restaurant, but the Villa is proud of what they serve: great curries, European fare and excellent scones and cakes for breakfast. Most of the produce comes from its own vegetable garden and the Villa tries to source a great part of the ingredients locally.
The Villa is within easy reach of Kandy, but most guests prefer to enjoy the estate; visiting the waterfalls, exploring the tea fields with Mr Das, the estate manager, or heading off for treks and picnics through villages and mountains. This Villa can be also a great base to explore the Cultural Triangle with day excursions, such as Sigiriya, Dambulla and Polonnaruwa ancient sites.
