VILLA DESCRIPTION

This is not a traditional Sri Lankan villa, but a distinctive clifftop retreat designed for travellers who appreciate architecture with soul and a setting that speaks for itself. Commissioned by a prominent businessman and entrepreneur, grandson of a former Sri Lankan president – the home was entrusted to the legendary Geoffrey Bawa, who reimagined a family hideaway on the site of a beloved bungalow lost to a fire years earlier. Bawa’s pavilion‑style design embraces openness, simplicity, and uninterrupted ocean views, allowing the dramatic landscape to take centre stage. The frame and furnishings have been intentionally pared back to their purest form so the prime position and astonishing panorama do all the talking. Steps lead down to a secluded private beach – a rare barefoot luxury – while above, breathtaking ocean views, an infinity pool, and the villa’s serene indoor‑outdoor flow create an atmosphere of effortless coastal living. THE BEDROOMS

Accommodating up to six guests, the villa offers three serene bedrooms: two ensuite rooms with king‑size beds, and one twin room with two single beds and a detached private bathroom. Designed with an open‑concept layout, the upper‑level bedroom sits above the living pavilion and is adjoined to a private lounge area, capturing irresistible ocean views. The remaining two bedrooms are located on the ground level, opening directly onto manicured gardens and lush tropical scenery.

Each room is furnished with high‑quality linens, comfortable mattresses, and protective mosquito nets. The ensuite bathrooms feature modern amenities including bathtubs and rain showers, creating a soothing, spa‑like experience.

Smoking Policy: All rooms and indoor common areas have a strict no-smoking policy. However, guests are free to smoke outside, on the terrace, and on their balconies.

Child Policy: Children are welcome but due to many levels we suggest 5 years and above. Baby Cots are available and will be provided free of charge. Minors should always be supervised by an adult parent.

Important Note: Due to the elevated clifftop setting, supervision of young children is essential. Guests book at their own discretion, and neither the villa nor the management accepts responsibility for unsupervised use of the grounds.

The surrounding coastline offers excellent opportunities for diving, swimming, and snorkelling, while the nearby harbour is the starting point for unforgettable dolphin and whale‑watching excursions. Prices may change based on the time of your booking, arrival date, and length of stay. Whilst every effort is made to keep rates current, they are subject to change from time to time. If there is a rate change you will be informed before a booking is confirmed. Confirmed booking rates will not change.

Security deposit: Upon arrival at the villa you may be required to pay a security deposit. The security deposit, if applicable, will be returned to you prior to departure or as agreed less any extra charges or costs for accidental damage to the property.

Check-in/out

• Usual Check-in after 2.00 pm and Check out – Before 11.00 am
• Late check-outs up to 6.00 pm may incur a half-day charge, after 6.00 pm a full day may be charged.
• Every effort will be made to accommodate other check-in/out times but this will depend on availability.
